Slovak house prices at Western European level, but wages lag behind

The average price of residential property in Bratislava stood at €4,380 per sqm at the end of 2024, higher than in Rome (€3,200) but lower than in Prague (€4,600) and Vienna (€6,800), according to a realtor RE/MAX report. In the most expensive neighborhoods, prices reach up to €8,000. Prices in Košice have risen above those in Valencia and Naples. One driver is lengthy permitting procedures that slow new construction.
In contrast to property prices, Slovak wages lag behind those in Western Europe. In 2024, the average gross monthly wage in Slovakia was €1,524, compared to €3,000 in Italy and €5,100 in Austria.
