New apartment sales in Bratislava rising strongly

Some 380 new apartments were sold in Bratislava in the third quarter, more than double under an annual comparison and up 16% quarterly, developer Bencont data show. Nearly 3,400 new-build apartments are on offer, up 5% annually. The average price of available apartments is €5,035 per sqm including VAT, up 6% annually and 1% higher quarter-on-quarter. The price growth is mainly due to an influx of premium projects, and Bencont says prices have been stagnating since mid-2022. From January, prices will rise due to the VAT increase from 20% to 23%. This will increase the median price of a new apartment in Bratislava by €7,200. Cheaper mortgages will make housing more affordable, though.
