The long permitting process in Bratislava significantly increases apartment prices, says Milan Murcko, CEO of developer YIT. It takes more than five years to get a building permit. At the developer's largest project, Zwirn 2, the slow permitting process costs €450,000 a month, and clients pay these costs. The reason for this is the small number of quality officials in the city's permitting office. Murcko criticizes that the current government has abandoned the concept of digitizing the permitting process, namely the IT system, Urbion. The developer is digitizing its processes and wants to save 20% on costs over five years this way. In 2020, it was able to build 100 apartments in 24 months; now it’s down to 18 and next year it will start construction of a building to be ready in 12 months.
