Apartment prices stagnated in Bratislava in 2H22

Some 1,519 new apartments were sold in Bratislava last year, the fewest since 2008, Bencont data show. In the last quarter, only 215 were sold, down 70% annually. The prices of new apartments on offer stagnated in the second half of 2022 at €4,900 per sqm including VAT, ending the year 15% higher annually. Low demand helped increase the supply of new apartments by 33% annually in December to 3,200 apartments. The supply topped 3,000 for the first time since 2018. More expensive mortgages and tighter credit standards depressed the demand.

Analysts expect a slight price correction this year as well as an increasing gap between the prices of new and older housing.
