Property prices 8% higher annually in 4Q24

The residential property prices accelerated the pace of annual growth to 7.9% in 4Q24, ŠÚ reported on the basis of contracts from the cadaster. The data release was delayed by a month due to the cadaster’s problems. Prices of existing properties are rising faster than new ones. The biggest increases are in the Nitra and Banská Bystrica regions. Prices rose for the third quarter in a row; before that, they had been falling for four quarters. They are already 5% higher compared to the previous peak (14% according to NBS data from classifieds). Low supply, falling mortgage rates, and rising real wages should push property prices up this year.
