As many as a third of residential projects in Bratislava did not sell a single apartment in the first quarter of 2023 and demand has been the lowest in 15 years, data from real estate agency Herrys show. Prices are not falling and have been stagnant for the second quarter in a row at €3,900 per sqm excluding VAT. They are still 5% higher annually. The supply of new apartments has been growing for 12 months and currently stands at 2,900, the highest since 2010. However, most developers say the share of sold apartments in their new projects is relatively high and are not yet lowering prices.
