Residential real estate prices were 7.6% higher under an annual comparison in the fourth quarter of 2018, and 5.2% more expensive for all of 2018, according to central bank NBS data. The average price for Slovakia stood at €1,431 per sqm in 4Q18 and was still 8% under the level of the previous market peak in 2Q08. The price in Bratislava, though, has already reached the record pre-crisis level of €2,016, mainly due to a steep price rise in the luxury apartment segment. NBS reckons the market is still not in ’bubble’ territory. It expects the price growth to slow down in 2019 under the influence of tighter credit standards.
