Prices of old apartments in Bratislava are 9% lower annually
Prices of old apartments in Bratislava fell by 3% to €3,484 per sqm in the second quarter compared to the first one. Under an annual comparison, prices were 9% lower, Bencont data show. Average rents rose 12% annually to €15.10 per sqm/month, also due to rising mortgage and energy costs. The average price of new apartments is thus 45% higher than the price of old ones.
Falling house prices and strong nominal wage growth are boosting housing affordability, despite a rise in mortgage rates. Bencont expects a return to price growth after a fall in inflation and interest rates.
