Only 773 new apartments were sold in Bratislava last year

Only 773 new apartments were sold in Bratislava last year, the lowest number since 2008-09, developer Bencont reported. In 2017, sales peaked at 5,020 units. At the end of the year, there were 3,240 new apartments on offer in 85 projects, with the number peaking at 4,840 in 2017. The number of apartments on offer has been stagnant since the end of 2022 as developers have adjusted supply to weak demand. The average price of new apartments on offer rose by 4.3% last year to €5,136 per sqm. The growth was driven by the Portum project with prices of €7,500. In 2022 and 2021, prices soared 15.5% and 18.4%, respectively. Mortgages may become slightly cheaper this year, boosting demand. The weak supply speaks against a fall in prices.
