Mortgage payments are equal to rents in Bratislava

The steep rise in real estate prices in recent years has resulted in mortgage payments being equal to rents in Bratislava. Previously, rents were much higher compared to mortgage installments, according to Bencont data. Since 2013, the price of a 1-room apartment in Bratislava has risen by 59% to €132,000, while interest rates on mortgages have fallen from 4.4% to 1%. A 30-year mortgage for 100% of the apartment price comes to €433 per month, while average rent (excluding energy) is €444 per month. In 2016, the mortgage payment was only €250 and the rent stood at €450. It is likely that rents will rise.
