House prices stopped falling and rents keep rising

Prices of older apartments in Bratislava were 1.4% higher at the end of March compared to December, at €3,562 per sqm, according to data from developer Bencont. Under an annual comparison, prices were unchanged, and were 12% lower compared to a market peak in mid-2022. For this year, Bencont expects prices to rise slightly, due to the realization of deferred demand.

                    The average rent including energy in Bratislava was 5.9% higher annually, at €15.82 per sqm a month, in the first quarter. In two years it has risen by 26%. A mortgage payment for a 50 sqm apartment is 12.9% higher compared to the rent of a similar apartment. Thus, rents are also expected to rise this year; another factor pushing rents up is higher financing costs for apartment owners.
