Bratislava among the least affordable housing markets in Europe

Bratislava, Košice, and Banská Bystrica rank among the least affordable housing markets in Europe, according to Deloitte’s 2025 Property Index. Residents of Košice must save 14.2 years’ worth of salaries to buy an average apartment, compared to 12.8 years in Banská Bystrica and 12.3 years in Bratislava. Amsterdam tops the unaffordability list with 15.4 years, followed by Athens (15.3) and Prague (15). Deloitte warns that the gap between wage growth and real estate price inflation is widening in Slovakia. In Bratislava, the average apartment price is €3,909 per sqm, followed by Košice at €3,400 and Banská Bystrica at €3,000. Luxembourg has the highest prices at €8,760.
With an average rent of €15.4 per sqm per month, Bratislava ranks mid-table in Europe. Rents are higher than in Vienna and Budapest but lower than in Prague or Warsaw.
