Office vacancy rate in Bratislava rose to 11.6%

The office vacancy rate in Bratislava rose to 11.6% at the end of June, according to Bratislava Research Forum data. The lowest rate was in Petržalka (6.3%), followed by the city center (8.4%) and the central business district (13.7%). The rate bottomed out at the end of 2018, at 6%. Home offices have risen in popularity since the pandemic, and companies are cutting back on office space requirements. Developers such as Alto RE, Grafobal Group Development, and Strabag have already converted several planned projects from offices to apartments. Developers J&T RE and Immocap are not changing their plans, though, as significantly fewer new office buildings will hit the market in the next five years than in previous years, and the market sentiment may turn. (sme.sk) The average rent for top space (Grade A+) remains at €14-17.50 per sqm and month, for Grade A buildings it is €12.50-14.50.
