Residential real estate prices fell in 4Q17

Residential real estate prices fell 1.3% under a quarterly comparison in the final quarter of 2017, to €1,360 per sqm, according to central bank NBS data. The drop mainly stems from a further decline in house prices, as apartment prices were up 2.1% to €1,639. NBS says the prices test the real financial limits of households, and are also falling due to intense competition among developers. Annually, the 4Q prices were 4.3% higher in Slovakia and 4.0% higher in Bratislava. When combined with rising incomes, accessibility of housing improved last year. For 2018, NBS expects prices to stagnate or grow slightly.
